Property Description

  • Beach Frontage: 147 ft. of beach frontage with approximately 50 ft. of white sand at high tide and 350 ft. at low tide.

Fire Safety

  • Building Safety: Fully sprinkled building with automatic alarms and reporting.
  • Detectors: Heat, smoke, and CO detectors in each unit.
  • Stairways: Pressurized stairways.

Heating

  • Primary Heating: Provided by the Association from a propane furnace on the roof, distributed through the eight hallways and into each unit via a door undercut.

Waste Management

  • Trash and Recycling: A trash chute and recycling bins for paper, cardboard, glass, and plastic are available on each floor.

Additional Features

  • Pool Room: Equipped with a separate automatic temperature and humidity control system that monitors the dew point on the glass windows.
  • Irrigation: The lawns and gardens around the building are watered by a six-zone sprinkler system that usually operates early each morning in the summer.

Association

  • Nonprofit Corporation: The association is made up of the unit owners and is administered by a Board of Directors, half of whom are elected each year for a two-year term.
  • Meetings: The Association’s Annual Meeting is on the third Saturday of July.
  • Documentation: The Association’s Declaration is on file at the York County Registry of Deeds. The Bylaws and the “Rules & Regulations” are available in the Owner’s Area.
